ACC Job Description

The Architectural Control Committee is made up of 3 members who are appointed by the HOA Board of Directors and serves a 3 year term. There is no limit to the number of times they can apply for this job. The duties of the ACC include:

  • Reviewing homeowner submissions for projects and approving or denying their request.
  • Addressing and investigating homeowner concerns and complaints.
  • Issuing non-compliant notices when a homeowner violates the CC&Rs and guidelines of the ACC.
  • Running neighborhood contests such as Yard of the Month and Best Decorations

The ACC makes decisions based on set precedence, established ACC policies and the CC&Rs.  All decisions are majority rule. All members are required to participate in the decision making process by physical presence, teleconference or email.

One member is chosen as the Chairperson. The Chairperson is the ACC representative. This individual serves as the liaison between the HOA board of directors and ACC members. E-mail correspondence is received by this individual and he/she distributes the information to the other members for discussion. He/she is responsible for organizing meetings, for keeping the ACC records and writing the non-compliance notices. Time requirements on this committee can vary. Most decisions are made through e-mail; however, there are meetings periodically to determine winners for contests and for more complicated cases that may need debate.
